Dubai agents make listing videos in two ways: a property videographer for flagship homes and off-plan launches, and AI video made from listing photos or renders for everything else. Whichever you use, a real estate video advertised in Dubai needs a Dubai Land Department advertising permit from the Trakheesi system, and its Madmoun QR code must appear on the video.
The rules first: permits and QR codes
Dubai regulates property advertising closely. These points come from the Dubai Land Department:
- You need an advertising permit. The DLD’s real estate ad permit covers electronic and online adverts, promotional campaigns and open house events, among others. Brokers apply through Trakheesi and need a marketing contract with the owner.
- Every permit has a QR code. Since 24 April 2023 the Madmoun service issues a QR code for each permit, and real estate companies must show it on all property adverts, visual or written, so buyers can verify them.
- Fines are high. The DLD has said each Madmoun violation carries a fine of AED 50,000 and that it enforces without prior warning.
- Ads are monitored. The DLD runs AI-based monitoring of listings on the main portals, and reported in 2025 that it had checked more than 279,000 adverts.
In practice: put the QR code on the video’s end card, large enough to scan, and make sure the price, size and details in the video match the permit.

- Choose 8–12 images. Exterior or view first, then living area, kitchen, bedrooms, bathroom, balcony and amenities.
