Before tax and capital growth. An estimate to compare properties, not financial advice.
Gross yield gets attention. Net yield pays the bills.
Gross yield = annual rent ÷ price × 100. Net yield takes off empty weeks, management fees and running costs, then divides by the price plus purchase costs such as stamp duty, legal fees and surveys. Cash flow then subtracts the mortgage payment, and cash-on-cash return divides that cash flow by the deposit plus purchase costs.
Everything here is before tax. Income tax, the UK’s restriction on mortgage interest relief for individual landlords, and rules in other countries can change the real return a lot. Use it to compare properties on the same basis, then check the numbers with a broker or tax adviser.

How do you calculate rental yield?
Gross yield is the annual rent divided by the property price, times 100. A £1,000-a-month flat bought for £200,000 has a gross yield of 6%. Net yield subtracts running costs and allows for empty periods first.
What is a good rental yield?
It depends on the area and the property. Higher-yielding areas often have lower price growth. Compare net yield and cash flow, not just the gross figure, and check local rents and costs.
What costs go into net yield?
Letting or management fees, insurance, maintenance, service charges, ground rent, licences, safety certificates and empty weeks. Mortgage interest is shown separately in cash flow.
Does this include tax?
No. Income tax, mortgage interest relief rules and capital gains depend on your circumstances and country. Speak to a tax adviser before relying on the figures.
