Commission = sale price × rate, or a fixed fee. Tax such as UK VAT (20%) or UAE VAT (5%) is added on top when the fee is quoted before tax. Where two brokerages share the fee, the listing share sets how much each side receives; the agent split then divides one side between the agent and their brokerage. The seller’s figure subtracts only the commission.
Since the 2024 NAR settlement in the US, buyer’s agent pay is agreed in a written buyer agreement and is no longer offered through the MLS, so check who is paying what before relying on the split. Fees are negotiable in every market listed here. This is an arithmetic estimate, not financial or legal advice.
Commission calculator: common questions.
How is real estate commission calculated?
Usually as a percentage of the sale price. A 1.5% fee on a £400,000 sale is £6,000 before VAT. Some agents charge a fixed fee instead. The calculator handles both.
Do UK estate agent fees include VAT?
Often they are quoted before VAT, which is added at the standard rate, currently 20%. Check whether a quote says “inc VAT” or “plus VAT” and set the tax field to match.
How is commission split between agents?
In the US the total may be shared between the listing and buyer’s brokerages, and each agent then splits their side with their brokerage. Since August 2024 the buyer’s agent fee is agreed separately in writing. Enter your own shares to see each amount.
Is commission negotiable?
Yes. Rates are not fixed by law in the UK or US. Use the calculator to compare quotes as amounts rather than percentages.
