Choose the method your tenancy agreement uses. Days in each month divides the rent by 28–31 depending on the month. Annual rent ÷ 365 gives the same daily rate all year and is common in UK tenancies. 30-day month treats every month as 30 days, charging whole months in full. The start date is always included; you choose whether the end date is. Each month’s amount is rounded to two decimals before summing.

This is an arithmetic estimate, not a determination of rent owed. Your lease, billing convention and local requirements may use a different method. It assumes the same monthly rate throughout and excludes deposits, taxes, fees, rent changes and any credits. Currency changes the label only—not the exchange rate.

How do you calculate prorated rent?

Find the daily rent, then multiply it by the days the tenant occupies the property. The daily rent can be the monthly rent divided by days in that month, the annual rent divided by 365, or the monthly rent divided by 30.

Which prorating method should I use?

The one in your tenancy agreement or lease. In the UK, annual rent divided by 365 is common. In the US, landlords often use the days in that month. If the lease is silent, agree the method in writing.

Is the move-in day included?

Yes, the start date is always charged. You can choose whether the end date is also charged.

Does it handle leap years?

Yes. February has 29 days in a leap year when you use the days-in-month method. The 365-day method keeps the same daily rate all year.
